Policy S/RRA/H: Land at Highfields (Phase 2), Caldecote

• Site area of 3.74 hectares
• Capacity for approximately 65 homes

1.  Development proposals must demonstrate how they will meet the following requirements:

1. Provision of a substantial landscape buffer on eastern and southern boundaries;
2. Appropriate provision to link to the existing bridleway forming part of the wider Highfields development site;
3. Undertake a Transport Capacity Assessment to identify and implement necessary mitigation measures required at local road junctions. This will need to take into account cumulative impacts from other sites and projects in this area;
4. The provision and/or enhancement of safe active travel connections to high quality public transport stops; and
5. Development proposals must be accompanied by an appropriate archaeological assessment including extent, character and condition of the archaeological resource and the likely impact of the development on the archaeological remains identifying mitigation measures where necessary.
