Policy S/C/HPC: 1-78 Hanover Court, 1-49 Princess Court and Garage at Newtown Garages

  • Site area of 0.76 hectares.
  • Capacity for approximately 38 net additional homes (165 gross homes).

1.  Development proposals must demonstrate how they will meet the following requirements:

     a. Buildings must be designed, in regard to heights, massing, materials and landscaping, to ensure no unacceptable adverse impacts on the local or wider skyline, on the New Town and Glisson Road Conservation Area, and the settings of nearby listed buildings on Hills Road, and 18 George VI Street, a building of local interest. Building heights should reflect the local townscape character;

     b. Development must retain existing mature trees;

     c. Development proposals should mitigate the impacts of the existing electricity substation on residential amenity and outlook; and

     d. Archaeological investigation and potential mitigation will be required to identify the presence and significance of possible archaeological remains across the site.

Supporting information

3.1.32. This site has been put forward by the Cambridge Investment Partnership for housing. It is previously developed land in residential use and is located close to a range of facilities in Hills Road District Centre. Higher density development could be accommodated by the site, provided that the development is designed sympathetically to the existing context. This includes the New Town and Glisson Road Conservation Area, the settings of the several listed buildings nearby on Hills Road, 18 George VI Street (a building of local interest), existing mature trees and the built context. It should also take account of or relocate the existing electricity substation within the site.
