- Site area of 2.53 hectares.
- Capacity for approximately 26 net additional homes (134 gross homes).
1. Development proposals must demonstrate how they will meet the following requirements:
a. The protection and enhancement of the Protected Open Space on the western boundary of the site;
b. Building heights should be limited to approximately three to four residential storeys; and
c. Massing and materials must be designed to ensure no unacceptable adverse impacts on the local or wider skyline, the setting of Fen Ditton Conservation Area and Dynamic View M (Stourbridge Common).

3.1.30. This site has been put forward by the Cambridge Investment Partnership for market and affordable housing. The site is currently in residential use, but a number of the existing buildings are of poor quality and outdated. Redevelopment of the site would enable new high-quality housing to be provided in a sustainable location, given its close proximity to local/neighbourhood centres in Wadloes Road and Barnwell Road. There is an area of Protected Open Space to the western boundary of the site, which contributes positively to the character of the wider neighbourhood and is to be retained as a matter of principle. Higher density development could be accommodated on the site, provided that the development is designed sympathetically to the existing context, including existing trees and built context.
