Policy S/RRA/CR: Land to the west of Cambridge Road, Melbourn
- Site area of 6.65 hectares
- Capacity for approximately 125 homes.
1. Development proposals must demonstrate how they will meet the following requirements:
a. Through a masterplan led approach, the site must integrate with Melbourne’s existing and proposed built form, including Melbourn Science Park;
b. Boundaries facing the rural setting, at the northeast and northwest of the site, must be strengthened to mitigate unacceptable adverse impacts on the surrounding landscape whilst development should create an enhanced entrance into the village from the east;
c. Retain the existing hedgerow within the centre of the site;
d. Building design in terms of building heights, mass and materials must ensure no unacceptable adverse impacts on the wider setting of the nearby Grade II listed buildings and Melbourn Conservation Area;
e. Building heights should not exceed local prevailing building height of two to three residential storeys;
f. Development proposals must be accompanied by an appropriate archaeological assessment including extent, character and condition of the archaeological resource and the likely impact of the development on the archaeological remains identifying mitigation measures where necessary; and
g. Provide active travel connections to the Melbourn Greenway, Melbourn Science Park and the centre of the village.

Supporting information
The site provides an opportunity to provide homes in a Minor Rural Centre adjacent to an established employment area, Melbourn Science Park. Melbourne Science Park is an important local employer and forms part of the wider Greater Cambridge science cluster. The development requirements in the policy respond to the landscape and heritage sensitives of the site, requiring mitigation measures to be delivered to ensure that no unacceptable adverse impacts arise through development. This includes careful consideration of building heights of any proposed development and undertaking further archaeological investigation work. Walking and cycling connections into the adjacent Science Park, the village centre and to the Melbourn Greenway will be important to make sure development is well connected with the local active travel network.
